Leibowitz Home Realty, LLC
Standard Operating Procedures
Pursuant to Real Property Law §442-H
In accordance with the New York State Standard Operating Procedures Law, all real estate brokers and licensees associated with Leibowitz Home Realty, LLC, are required to adhere to the following standard operating procedures (SOPs):
• Prospective buyers are not required to provide identification before being shown a property.
• Prospective buyers are not obligated to sign an exclusive brokerage agreement prior to viewing a property. At Leibowitz Home Realty, we believe that exclusive agency should be an informed choice by a prospective buyer, not a requirement.
• Prospective buyers do not need to have mortgage or home loan pre-approval before their first showing(s) through Leibowitz Home Realty on a specific date. Buyers will then need to obtain (or be in the process of obtaining) a pre-approval letter prior to additional showings or, if planning to purchase a property for case, be prepared to document proof of funds. In this way, buyers will be positioned to swiftly make a strong offer if they identify a property they wish to purchase.
Please note that, in some cases, the instructions provided by a property owner (seller) or another real estate broker (seller's listing agent) may differ from the SOPs above. In such situations, Leibowitz Home Realty may be required to follow the seller's or listing agent's instructions, even if they contradict these procedures. Property owners have the right to establish their own showing and qualifying criteria, provided that the criteria are set before soliciting potential buyers or renters, applied consistently and objectively to all, and are nondiscriminatory.
